Price List of Brokerage Fees
ETNA NEKRETNINE d.o.o.
Effective from: July 7, 2026
This Price List is an integral part of the Real Estate Brokerage Agreement concluded between ETNA NEKRETNINE d.o.o., Put Vrila 1, OIB:95480680740, 51/2022 (registration number of entry in the Register of Brokers) (hereinafter: the Broker) and the Principal.
All fees stated in this Price List are expressed without value added tax (VAT) and shall be increased by VAT in accordance with applicable regulations.
The amount of the brokerage fee is determined by the Brokerage Agreement, in accordance with this Price List, the General Terms and Conditions of Business and the Real Estate Brokerage Act.
I. BROKERAGE FEES
Brokerage in property sale
If the seller is the Principal of the Broker:
- Brokerage fee: up to 6% of the agreed purchase price.
- Minimum brokerage fee: 1,500.00 EUR.
Brokerage in property purchase
If the buyer is the Principal of the Broker:
- Brokerage fee: up to 6% of the agreed purchase price.
- Minimum brokerage fee: 1,500.00 EUR.
Brokerage in renting or leasing out a property
If the lessor or leasor is the Principal of the Broker:
- for agreements shorter than 6 months – 75% of one monthly rent or lease payment
- for agreements from 6 to 36 months – 100% of one monthly rent or lease payment
- for agreements of 36 months and longer – 150% of one monthly rent or lease payment
Brokerage in renting or leasing a property
If the tenant or lessee is the Principal of the Broker:
- for agreements shorter than 6 months – 75% of one monthly rent or lease payment
- for agreements from 6 to 36 months – 100% of one monthly rent or lease payment
- for agreements of 36 months and longer – 150% of one monthly rent or lease payment
II. SERVICES COVERED BY THE BROKERAGE FEE
The brokerage fee covers regular brokerage services provided by ETNA NEKRETNINE d.o.o. during the preparation and realization of the legal transaction, especially:
- finding and connecting the Principal with a potential contracting party for the purpose of concluding the legal transaction;
- assessment of the market position of the property and informing the Principal about market conditions and comparable prices;
- collection and review of available documentation on the property and verification of the ownership status to the extent of available data;
- creation of presentation materials and professional preparation of the property for the market with a detailed description using photographs;
- advertising the property through appropriate marketing channels domestically and abroad, when applicable;
- organization and conduct of property viewings;
- communication with interested buyers, tenants or other potential contracting parties;
- participation in negotiations to achieve conditions acceptable to the Principal;
- timely informing the Principal of all circumstances important for the conclusion of the legal transaction that are known to the Broker or should be known to him;
- cooperation with legal assistance providers who will supervise and manage the entire purchase process from the preparation of the Preliminary Agreement, Purchase Agreement, Tabular Statement to the registration of ownership rights in the land register and the Lease/Rental Agreement;
- preparation of a detailed handover record with the contracting parties;
- providing assistance in obtaining consents for the acquisition of ownership rights over properties by third country nationals;
- transfer of all utility costs to the new owner or new tenant/lessee;
- verification of land purpose if the subject of brokerage is construction or other land;
- informing the Principal of obligations arising from regulations on the prevention of money laundering and terrorist financing;
- maintaining confidentiality of data and protection of personal data of the Principal in accordance with applicable regulations;
- acting with the care of a good expert in accordance with professional rules.
III. BROKERAGE FOR BOTH PRINCIPALS
ETNA NEKRETNINE d.o.o. may act as a broker for both contracting parties only if a separate brokerage agreement has been concluded with each party.
The brokerage fee may be charged exclusively to the person with whom a brokerage agreement has been concluded.
Purchase and exchange
The highest total amount of brokerage fees that ETNA NEKRETNINE d.o.o. may charge from all principals for the same property shall be 6% of the agreed purchase price or value of the legal transaction, increased by VAT.
If it has been agreed that the fee is paid by both contracting parties, their total amount may not exceed the stated limit.
If the Broker has concluded a brokerage agreement with two principals for the same property, but it has been agreed that the brokerage fee is paid by only one contracting party, the Broker may charge that party a brokerage fee of up to one half of the highest total amount of the brokerage fee determined by this Price List, i.e. up to 6% of the agreed purchase price of the property, or value of the legal transaction, increased by VAT.
Rent and lease
The highest total amount of brokerage fees that ETNA NEKRETNINE d.o.o. may charge from all principals for the same property shall be 200% of one monthly rent or lease payment, increased by VAT.
If the Broker has concluded a brokerage agreement with two principals for the same property and it has been agreed in those agreements that the brokerage fee is paid by both contracting parties, the total amount of brokerage fees collected from both principals for the same property may not exceed the highest total amount of the brokerage fee determined by this Price List.
If the Broker has concluded a brokerage agreement with two principals for the same property, but it has been agreed that the brokerage fee is paid by only one contracting party, the Broker may charge that party a brokerage fee of up to one half of the highest total amount of the brokerage fee determined by this Price List, i.e. up to 150% of one monthly rent or lease payment, increased by VAT.
IV. ADDITIONAL SERVICES
The brokerage fee relates to regular brokerage services.
All additional services not covered by the regular activities of the Broker are agreed upon separately.
At the request of the Principal, ETNA NEKRETNINE d.o.o. may organize or coordinate:
- property valuation
- architectural and design services
- surveying services
- preparation of energy certificates
- home staging and interior design
- financial and tax consulting
- assistance in obtaining financing
- property management
- other professional services according to the needs of the Principal.
Costs of attorneys, notaries public, court fees, taxes, surveying services, architects, appraisers, banks, translators and other professionals are not included in the brokerage fee, unless otherwise agreed.
